@Mindy Jensen For our VRBO Lake House we provide kayaks, paddle boat, canoe, life jackets and floats.We provide consumables: paper products, spices, condiments (squeeze bottles only) coffee. these items don't cost much and the guests really appreciate them.We have a fully stocked kitchen. extra pillows and blankets.We have something sweet in the fridge for them with a personal welcome card.We want to make it a great vacation for our guests and our 74 five star reviews on homeaway reflects that.We are constantly making upgrades to the property.

At this point they're still paddling down that big river in Egypt but once the fit hits the shan they'll start taking my calls.For long term holders, e.g. not syndicators or private equity, if you buy with low leverage and a margin of safety in the cash flow you can pay market prices today and in 20 years the guy who sold it to you will be wishing he never sold.If you think prices are high in your market check out Vancouver BC where you'd be buying 60 year old, flat roof, single pane window, central boiler, never been remodeled buildings at 'suite' cap rates in the upper 2s.Just some food for thought but I don't think the Fed is as likely to raise rates (and drive up cap rates) any time as soon as most think.

To run wire, you'll need a drywall saw (~10 bucks), a paddle bit (3/4" or so), and a few long drill bits (I bought a 72" long x 1" bit for around $40 online).

At least you will not need to do a  'cash for keys', gifting a couple of 1.75 litre bottles of her favorite beverage maybe enough to entice her to vacate.A good friend of ours (Roanoke, Virginia) had to present an eviction notice to a very large lady in a MH rental on a 1 acre rural lot, (I was to witness the hand delivery).When we got there the lady was cooling off in a kids paddle pool with an umbrella & nothing else.
