He evaluated the deal, negotiated the deal, got it under contract, advertised it and found a suitable buyer (you). 

MFRs are expensive with rents that are not suitable for those prices.

(From what I've seen, summer visitors seem to push small STR occupancies to 90%+ even at the lower end.)

If you want to do your own deals, my understanding is that Brad considers some parts of Ohio a suitable market for following his formula.

I can only say that if I were a seller, I would have 3 stipulations: 1, a healthy dose of earnest money, and 2, an escape clause that allowed me to continue shopping my own house around on my own while the wholesaler was doing the same thing, and 3, the obligation of the wholesaler to buy the house if they couldn't locate another buyer in a suitable amount of time. 

Their websits claims to reach over 10 million unique visitors per month - talk about exposure. 

You can always visit (or have someone you trust visit) the property after a month or so of them moving in.

I think the meetings are free, not sure, but worth a visit or two.

Maybe come up with more realistic rents and remember the vacancy factor while looking for suitable roommates.
