If the attorney won't return your call, just call back and say that you are looking to retain an attorney for a big case that you're part of and would like to talk to him about his services (or something that will entice him to call you back).When he calls you back, tell him the real reason you called...Sure, it's not very nice, but if the guy is being a jerk by not calling back, you need to do what you need to do...

If it strengthens your position to retain some of purchase price in reserve, but can show the bank you can carry the debt and fund rehab component it may make sense for you two to strike a deal where they hold a note for some portion of the purchase price.Kevin- I think that's exactly what is going on with the bank my friend works at.

If the condo association bans rentals then you can not rent the property.A land sale contract is a sale where the legal title is retained by the seller until specific conditions are met.

Buying stock, means I am spending it...one time.That's the advantage of REI...you can "use" your money, and never have to spend it, so you can duplicate your returns, multiple times "using" the exact same funds...but only have to pay for those funds once.I "use" my cash, but I will "spend" my profits...as long as I retain my own money to reuse as many times as I want to.

Once your primary home is complete you have an option to sell out and take all of the gains or retain it as a rental property (something that should probably be decided before hand as it will effect the types of renovations you do).

You gain experience by learning and understand the reasons why something happens the way it is done, experience is just a past learning experience that is retained for future use.Listening to what you want to hear doesn't expose you to the learning process, that's as useful as telling a swim suit model that she is beautiful.Learn something the wrong way, most likely you'll never know assuming it is correct, you could go through life never knowing, then again you can find out in short order too
