As far as I see, all the big players with websites marketing online are also licensed in RE to advertise property legally, except the low level wholesalers with YouTube videos and half done sites. 

Instead, I believe that the big creative disruption is in land acquisition and partnering with real estate players to integrate tiny house solutions.

I just have to wonder why anybody does a 1031 exchange with anybody other than the large players. 

They will obviously skew the rules towards the major players at the taxi cab commission table.

I work on Wall St and can you tell you that there are numerous bear-players who are waiting for the drop, but you'll also miss out on a lot of opportunities.

But there are bigger players out there that buy and sell that are always looking for good employees start there earn while you learn.
