Many investors, like myself, just hold TItle personally with homeowners/landlord insurance, umbrella policy, and keep the property in good repair. 

You have to go through probate if a person dies with a will and is the sole owner of the property. 

I personally prefer to start now, than later.If you can afford a duplex financially with a bank and rent the other half to pay for most of your mortgage, why not?

Keep in mind you'll be affecting other aspects of your life.

My options usually include the all cash/quick close to flip myself, listing it (as an agent) but also offering the seller to do a JV flip together, I could wholesale it, offer to buy it myself for a BRRRR or other long term personal investment, etc.
