The lender will likley require a full condo doc package (master insurance policy, bylaws, CCRs, etc.).

STRs will sell for the appraisal value because of the loan packages that freddie mac and fannie may offer - so a lot of these lenders will just sell the loan to fm.

Go to TOOLS at the top of your screen and look for the Lease Agreement Packages.

Covered is nice for keeping packages dry, although not really a consideration for an STR. 

Keep talking to lenders.The Utah Housing loans are just down payment assistance programs packaged together with FHA loans.
