Self storage has fantastic fundamentals, and bought at the right price, in the right location, and the right size, it can be a home run.

Navy Fed and USAA are fantastic at banking and insurance, but frankly they suck at mortgages. 

Doing it this way is fantastic because if you can see past some ugly finishes, you may even just be able to sell it in 2 years for a nice tax free profit to go move on and do some more investing.

If you want to get into deals without the capital you have to have something of value to offer like a fantastic deal you control, serious expertise or connections to investors.
