Interested in getting into Development without using my own money

I've been in real estate, mostly residential and looking to grow into the next area, which for me is development. I don't have the capital to fund my own deals and I have clients that have land to develop. I would love to be able to help them and grow my experience and knowledge. What do you suggest?

    First step is to become an expert. If you want to get into deals without the capital you have to have something of value to offer like a fantastic deal you control, serious expertise or connections to investors. 

    The residential market is red hot right now and lot inventory is hard to come by. You should reach out to every builder and developer in the area and present your parcels to them. If they are good viable opportunities they may allow you to handle the listing side of the deal if you are a good Realtor and offer value. You can learn a lot by following along and perhaps running paperwork and handling admin task for them if they will let you.
