Get multiple quotes from contractors that have good reputation/references and pay the going rate. 

To get my reputation going after moving to a new city, I did my first three deals with zero compensation.

Generally I've found that if you find one reputable company and continue to use them they'll be more prone to wave some of those show up fees.As far as new appliances are concerned, I've been using Lowes.

My logic behind that is i would be getting more income with more tenants(still exploring this thought, i do see some flaws as having an overcrowded property, tenants expecting the market value of the rent being split between all persons living in the property, is this legal?!?!
