So far i have sent out a little over 600 yellow letters (mainly to absentee) and haven't gotten the responce rate i was hoping for :/  ( also doing a couple bandit signs, And soon going to start posting ads on craigslits or other real estate sites ) But i know once i get a deal it'll be a snow ball effect.

In the past low ball offers have not been accepted in my area the banks just lower the price every month or two by 10%.  

It's come to the point now where I want to get the ball rolling and land my first deal, specifically, I am looking to invest in the Philadelphia area.

I haven't run stats, but it would be an interesting exercise. 

I see this deal as a start to get the ball rolling.

I'm sure you'd find this anyways with your tendency for being on the ball with anything BP & Lubbock related haha.

Some agents are slime balls and can be incredibly deceptive.

It's always best if you can get an offer on the property first to get the ball rolling.

You know what I'm talking about, "take this pill, eat like ****, don't exercise, sleep 12 hours a day and you'll still lose weight".
