There's no substitute for being in the game, and it's easier than you think.I manage my units mostly myself since I'm still small, if you end up getting a manager let me know how it goes.

The oreforeclosure game, especially since so many end up like this at the 11th hour, is a game for Cash buyers.....not those needing to finance or trying to wholesale.

Having to put down 20% knocks a large portion of Boston buyers out of the game.

From my understanding, the various phases of a wholesale deal include the following: A call is received from home owner as a result of marketing efforts Provide a range that we (wholesaler) would be willing to offerReview property and required renovations to determine selling price to market to buyers listGet contract signed by home ownerRecord contract with countyMarket property to established buyer listOnce buyer is interested complete the assignment contactReceive deposit from buyer and put in escrow with title companySet closing date with title company for double close Did I miss anything related to the process?

I'm not aware of any other way you can establish accurate market value other than formal appraisal. 

The thought process is to buy a new condo or a town home, furnish with a high-end package, go with an established marketing / booking agency - and command higher rents.

Just putting together rough numbers at this point in the game...
