The ONLY drawback for the OP is the lack of internet connection.

All the people that wanted to wait for the market to cool 1-2 years ago are now effectively priced out of my market.I would be interested to see what the OP is looking at because the ROI on STR in Pinellas is still shockingly high. 

I know the OP is a year old but I figured I would chime in.

OP mentioned he would "let it foreclose", which means he has a mortgage and cannot owner finance.

Just out of curiosity, is there any specific reason you've asked the op this question?

@Patrick Wheeler, my clients have had positive experiences with Norwood Co-op and Randolf Savings for commercial lending.Also, I highly recommend Ann Sabbagh of Seacoast Mortgage. 

@Russell BrazilI re-read the OP and missed the "50 doors" reference.However, while I haven't closed a commercial deal yet, my understanding is the buyer doesn't pay their own agent in a commercial transaction.
