Anyway, I think an important point to note, and J Scott delved into it already, is that you have to be able to analyze a property yourself and figure out how the seller is calculating his numbers and where there is potential for skewed figures.

I did that and then typed the notes up and it really helped the concepts set in and bring about a deeper understanding.

I don't need to look any deeper to know that's junk deal.

I don't know the market that well, so I might be wrong.So based on that I thought we should buy a single family home for a year or so, buy another and rent out the first, etc.My problem is that some of the rules I can use to screen properties before I get into a deeper research seem difficult.

Dig even deeper and you'll find that if our guru gets you to sign up, he gets almost all of the $97 you pay to subscribe.So much for my selfless friend who just wants to share great deals with me.Beware the guru's "friends".
