John, they are only paying $500 for their portion of the rent and Section 8 covers 2/3 of the rent.

The one thing you should never compromise is your screening criteria.

Still have yet to ever have anyone tell us what we could get sued for that would not be covered by insurance or the property managers insurance

However, it is likely that I will want to use my commissions to fund repairs, use as a down payment, or even cover expenses on these investment properties.

Just keep screening those tenants @Sandy G. it will pay off. 

I have living arrangements covered so I can rent out the 3 bed when I'm done.

So I know selling one of the two houses wouldn’t cover all the cost but given that I plan to live in one of the houses and take a conventional loan out on it when it’s done.
