I am being offered to buy this Triplex for 10K, it needs a new roof, floors throughout, holes in wall fixed, new cabinets in all 3 units, it needs a total overhaul basically but my friend can do all the work cheaper than hiring it out.

We are going to put in granite counter tops and all new cabinets.

In short, I'd leave spray painting to the experienced unless you are doing something like cabinet doors which you've removed and are doing in an enclosed area.  

Since we have been improving each and every purchase over the years (bathroom reno, tile, trim, custom cabinets, kitchen counters, flooring) we do understand about some of the basic ideas involved with renovating - let's call it updating.... ]

New cabinets granite counters are on order, hall bath and master bath are completely gutted and full remodels with relocating the washer/dryer out of the bathroom allowing us to expand the master shower, more pics to be coming soon.....House #2 ( Riverside home)This project will be a very fun project to track on BP as I have teamed up with a fellow BP member from all the way across the country in California that I met through the forums here.

That's a lot of weight on an old floor and you will have numerous height issues (doors,stairs,cabinets,toilets,etc).  

For example granite counter-tops in the kitchen, stainless steel appliances, larger tiles and (if possible, spend some time on the cabinets in the kitchen). 

Nice thing about this bath is tub is white and cast iron so no need to rip out we did 5000 for kitchen including new appliances, cabinets and tile.

Bathrooms and Kitchens add value just make sure you are upgrading properly (cabinets to 42", crown molding to cabinets, granite and above, recessed lighting, flooring, etc.
