Hey to All ...From my experience and result over the last few months and years looking for the right lenders have come to a conclusion here it is: There are two types of lenders the ones that provide funding on L-T-V meaning loan to values which don't include rehab cost due to the fact that the property as it stands must have appraisal high to purchase and will only lend on 65 to 60 percent of value.

We have success with 3 key marketing strategies:1) AdWords - set up an account with the right keywords and a good landing page2) Direct Mail to Absentee Owners with Equity3) Outdoor - billboards (static & electronic), other signage, wrapped cars, etc.We're also now running radio and TV advertising in a lot of our markets but that's not a strategy that I start with.  

. :)  its only late night TV that influences folks and BP that influences folks that they can get wealthy with NO money and NO credit.. 

All make sense now :)Reminds me of Sam Leccima of "Flip This House" Both of these guys had Radio or TV to help them seem like big wigs on the investing scene.

Maybe I watch too many TV shows, where they make it look like a great idea to convert.

They were both out and each light and each TV was on in the house.

I try not to hear it but I can hear her even with my TV on!

WOW, they actually FLIP houses just like on TV!!

Renters holding 40 person parties (HOA not pleased), renters who call about a light bulb out and demand someone fix it now or face a bad review, renters screwing up the TV connections - even a couple renting a home for a teenage party that resulted in a bloody bedroom.
