Both can be remotely controlled/monitored.

And with that many adults, it may even be tricky and you could have trouble monitoring it 24/7 (and, of course, they will likely deny the unauthorized people live there).

While I agree that the amount of interest you pay the bank should not be a primary consideration, it is still an expense that is worth monitoring and limiting when possible.I can get out at any time by selling the properties, because I still owe less than they're worth.

Not to minimize the cost of fixing cosmetic issues but it's a little different that code violations.I think the bottom line would be that if you (like me) feel the need to 1.) see the finished product to take the plunge, 2.) prefer conventional financing, 3.) want an *actual* appraisal post-renovation (not just a price opinion) to justify value, 4.) monitor the rehab work to ensure it's done properly, etc. then turnkey might not be the right avenue for you. 

While my local program provides the vouchers for the homeless veterans and does the inspections, it is the social workers in the local VAMC's that monitor these applicants. 

I'm planning on going to monitor how the various properties I've been analyzing bid out, but knowing what to expect before I arrive will help.

If you have some time you can also monitor listing sites and see which investor-friendly properties are selling quickly and then be more targeted with which listing agents you approach.
