Personally I do think he spent a lot of money but the psychological effect was so powerful that he knocked out a number of deals out the gate just because he felt he had back up.

The out of the gate success stories sure can create delusional thinking.

I was thinking a personal letter would be a little less intrusive and give the option for them to call me instead of feeling on the spot with a lunch or call out of the gates.

I particularly like the idea of not setting yourself up bigger than you need to right out of the gate.

So if you are starting to mail, you better come out of the gate with a well thought out mail piece or it could become very discouraging for the new guy.It seems sometimes the best option is for the generic yellow letter because it is tried and tested and people will call but with a formal letter like a lot of people send out with probates, the responses will typically not be as many so any feedback from experienced guys is always helpful.That's the main reason this site is so powerful..the ability to stand on the shoulders of successful people so you can get off on the right foot.I started mailing as a real estate agent 10 years ago when I started out and I got sold some really bad ideas that cost me a lot of money with no return.

As a guy close to mail I see luck out of the gate and I also see a ton of on purpose buying from consistancy.So dont beat yourself up...The key is finding the "Arnold Horshack" in the bunch....

Again I'm talking about the people who did it the right way, not the subprime people working at burger king buying $400k homes in gated neighborhoods...which you can still trace back to the realtors, you know first contact , when you go show a $400k house you should know what that person does for a living and advised from there.I know it seems like im beating on realtors but I'm a investor who got into this to make money and help people, and I can you I have sat in many living rooms with homeowners needing to sale fast and I always ask why did you buy this home and it's always the same answer, "we wanted to live in this neighborhood and our Realtor told us we were getting a good deal and the bank assured us our payments would be x amount and not a penny more.
