You can always add in a phrase like “seller agrees that any material inaccuracy in provided documentation is ground for withdrawal and return of EMD regardless of contingency dates”Most sellers will sign something like that (I’m making the exact phrase up might have attorney do it) as it’s sort of hard to argue you shouldn’t be required to present accurate info.

@Elena C. what @Russell Brazil means is that when you find the lowest rate online with ABC Mortgage, then follow that up by googling "ABC mortgage reviews".

Finally I've read the ABCs of real estate investing by Ken McElroy and I'm in the final chapters of Mark Ferguson's "Build a Rental Property Empire".At last I've analysed a few actual properties to estimate their profitability, I.e. by looking at variables such as the cashflow, CoCROI, debt to income ratio, operating expense ratio and the rent to price ratio to get a grasp of which properties have a potential.
