She says she used to have a better credit score and she's going through a divorce now which negatively affected her credit score.I was just wondering if it's true, can divorce have a negative effect on the credit score?

Honestly, for my first purchase, I was looking for something where I could just not be cash-flow negative and get my foot in the door.

To me, that's negative cash flow and I wouldn't even bother doing this comparison...because I wouldn't even consider buying either property.
