I would never recommend them unless you are a very, very experienced Landlord living in the area and able to monitor them directly...and daily.

We are monitoring the issue but not being paranoid about it.

But, who will monitor or actually enforce?

Hi Karen,New user here and something I think would be helpful (and hopefully these posts are monitored, so my recommendation is seen) is having the mobile app allow you to add a photo to your profile.I would assume, like most things today, mobile is a common platform, when it comes to accessing BP.I'm pretty tech savvy, so I will certainly heed your advice and add a picture shortly!

You can buy a cheap dedicated 1920x1080 monitor to handle the basic install for about $100.

It finally stopped when I installed a monitored security system and front door and interior/exterior cameras, and sold the system with the house.

The water issue is simply an important thing to be aware of, so you can monitor it, if public opinion turns the Phx market sour, or if Lake Powell, Lake Mead, Lake Pleasant or others disappear, the issue will be elevated, which will in turn change public opinion which can change the market.I invest in Arizona, because we have great returns, great growth, and landlord-friendly government.

What to look for is credibility, Technology where the company would provide a portal for the investor to monitor activity, and process of onboarding, managing, and exiting tenants.
