I was on a pretty long hiatus because my organization was acquired by a larger company and I have been heads down trying to integrate.

So if you find one whose willing to operate in truth, honesty and integrity then they will not have a problem with the following (13) Rules of Engagement I have created when dealing with PMLs.1-I require that we transact all business using a local Title Company of my choosing, using their resources (i.e. title search etc), their loan servicing capabilities and an attorney of my choosing to draw up contracts.

.- Property Integrity: these should be done to avoid property deterioration that may eventually cause health & safety issues.PMC should only continue to manage the property if the owner commits to a future plan to address these issues.- Rentability: these issues should be addressed to get higher rents and/or rent the property within a reasonable amount of time. 

If you hire a GC - be sure to get someone who has integrity, pride in workmanship, and can track details.  

This will allow you to integrate AC into the system later if you wish too. 

Accounting tools similar to, or at least integrates with QuickBooks4.

Hi @John Hickman ,Neither NWA or Networth have Sterling reputations around town as a whole, but each has some individuals with high integrity, and some individuals with not so high integrity.

If the other offer happens to be higher, that's fine and they will have to get comfortable with that fact...you would already be significantly accommodating them by allowing them to break their contract (and integrity).Take your time, use the best information you have to make a decision (even if you are uncertain), and don't look back...you win or you learn...either way you win. 

Of all the gurus out there, there's no one with a better reputation or commitment to integrity than Cameron Dunlap. 

But as @Bryce DeCora mentioned the ideal set up is having a website (contact form) that integrates directly with your CRM of choice.
