You have to calculate based on a more than a few things like loan amount, down payment, taxes, Insurance, (Any HOA) PMI, based on credit, etc.If you are 1099 the Bank can look at the most recent 1099/Schedule C if you have been in business for 5 years or more with a 25% ownership in company or more.

I am also in a similar boat but finding it hard to find another deal that at leats equals current cash flow, also any thoughts on where to park the sales proceeds until finding another deal?

AGAIN FOR ALL OF THE SMARTIES....I AM WELL AWARE THAT A LANDLORD CANNOT DENY A TENANT BASED ON MARITAL STATUS AND should HAVE NO CARE IF TENANT IS MARRIED OR NOT.....HOWEVER I AM INTERESTED IN KNOWING WHAT FINANCIAL OBLIGATIONS COULD ARISE FROM THE DIVORCE PROCEEDINGS AND IF THOSE OBLIGATIONS WOULD AFFECT PT'S ABILITY TO PAY RENT BASED ON PROSPECTIVE TENANTS CURRENT INCOME.
