Things like debt pay down, depreciation, appreciation and inflation hedging are going to be important parts of what make real estate investors successful now. 

For me, it's akin to the cold and staying indoors in the winter in NY. 

Nope credit is credit cash partner.. is separate this is one of the major techniques being taught today at the fix and flip guru seminars.. its how they make the claim   ( make but bucks with none of your own money)credit partner   equity partner and you as the deal maker.. you just made money with none of your own.

Is it possible I need to find someone to seal the foundation of our building to ensure they can't get in from outside, and then once the indoor population is isolated try to stamp them out?

Given the above statement I would actually argue that Greenspan had more to do with our problems than any of the policy makers mentioned above.
