I would love to hear insights from people who are doing higher marketing volumes and what high level strategies are working (I know you can't reveal all your tricks).The truth of the matter, is that since real estate investing and picking up houses for pennies on the dollar, now requires no money (except to pay the guy selling the program), no experience necessary and is guaranteed to make you rich, with little effort and no risk or problems, with immediate results, that now everybody is doing it.  ;-)

If you were to parcel out one of the rooms as a legit ADU, then you could possibly lease the whole house and lease the ADU separately and count rental income from both (75% of gross rent for the house, 50% of gross rent for the ADU).
