Tenants have to do the Application, financial details, lease agreement, check in / Check out sheet etc. good to have something in writing when taking over new property that is currently occupied.

I always go through every unit and get all details of the lease before I make an offer.

You did not give a lot of details about the situations but from what you did give I would highly suggest that you walk away.  

If he is going to terminate the lease it has to be before November 1 2018 and after February 1 2018 which was his idea and we agreed on that (in Wisconsin no one wants to move in a blizzard and it’s hard to find new tenants in winter) I have legal documents for a lease, and a blank addendum page to write these details. 

I would go talk to a lender first and share the gory details of your situation.

There are some videos out there where investors just did a walk through of the properties and provided details of their deals flashing across the screen (I don't know how they do that) or in the comment section below the video without saying anything.
