I was thinking that the OP was referring to the earnest money deposit that wholesalers typically require from their buyers, although I may have misunderstood his question.But for what it’s worth, Jerome, you will always want to get a deposit from your buyer for the opportunity to take over your position in your contract with the seller.

You can have a valid contract (at least in Florida) without an EMD.But at this point, OP needs to move on and find another buyer.

Its what is best for the OP and their experience level HMM, All my rentals are about 20% net caps ( cash purchase) for 10 years or so in the Cleveland markets on top of the triple in pricing, I am putting in a tenant tomorrow on my 3/2 for 1400 a month, my all-in price is 60k, taxes 2k, value about 125k.
