@Brian Payne Yes, Jump right in is a strategy that has worked for many, however, I want to create an experience for them so I get repeat & referral business.

I could be wrong but the people commenting don’t seem like they even have investment properties here, but have a person feeling about it because they lived here at onetime.

I suggest you look into commercial lending, to learn about it before you require it, and start looking for people in the lending space who can assist you as you move forward and with whom you can develop relationships.You now have mad skills and experience doing the whole demo and rebuild, and if you can repeat a few times, your one deal enables you to add a couple others.

I realize you are a ways away but if you get an attorney involved you are looking at more time and in my experience, most people are never are happy with the out come.
