Actually, you want an "umbrella policy.......$1-$2M is really cheap, it covers you above and beyond your basic $300-500k individual policies you have on each property.

If on the other hand your main concern is liability protection then do not forget to purchase an insurance umbrella policy!

You might only need say $300k in liability and have an umbrella policy after that...for all you know he has millions of liability coverage on the property.But it seems like you have enough questions that you should seek out the guidance of a real estate agent.
