I see continued measures to increase ability to build homes (ADU laws many cities are adopting, rules like SB9 and SB10 in California, etc) being adopted by more cities in a more aggressive manner as being more likely than extreme (or even moderate) broad based rent controls.

You could try and get the numbers on what a moderately priced fridge would cost to replace those parts and use that as a basis and maybe lower the numbers.
