"To Alcohol!

It's not the rents you collect (some are offering free rent to the clients) it's the drug/alcohol screening testing that generates the large dollars.

I see continued measures to increase ability to build homes (ADU laws many cities are adopting, rules like SB9 and SB10 in California, etc) being adopted by more cities in a more aggressive manner as being more likely than extreme (or even moderate) broad based rent controls. 

I have never used them but was always wondering if you are a moderate distance from your properties if you could find a solution with these for showings and for tenants who get locked out and for trades/handyman to get access.

The only other major employer in our area is Purdue University.I'm looking at properties generally need moderate repairs IE $20k-$30k repair budgets. 

When the federal eviction + foreclosure moratorium is lifted, will the increase in [insert market you're interested in] inventory be moderate or massive?

[Solicitation Removed by Moderators] But 28-unit complexes, off-market in a strong market are not easy to come by.  

That will get you much of the way there, but what and where you choose to BRRRR will get you the rest of the way and could mean the difference between a scalable moderately profitable portfolio that requires more work to manage or a massively profitable one that is truly passive.

By the way, it says you are a Moderator.

You could try and get the numbers on what a moderately priced fridge would cost to replace those parts and use that as a basis and maybe lower the numbers.
