I didn't know much about Baltimore but I went to the showing and half a block from the house Coppin State University bought 6 city blocks and were breaking ground on the new science and technology center. 

So, I'd compare the 10-25% down payment to other projects in your own business - what would those returns be like. e.g. investing in business development, training, new technology, etc.

As technology develops, you will need the additional amperage sooner or later so may as well head off the costs.

I'm a supporter of AirBnB as a professional and I do believe that the world is fighting a losing battle against the tides of technology. 

I've owned mostly residential properties, but developed a technology startup business model to create a unique offering for  residential tenants.

Technology, social media, etc..these all give you an advantage, and if you're thirsty for it now, I think you can go very far.

I am very fluent with technology and how it can be used to grow a business.

With no assets or proprietary technology/process I would guess very little.
