They are just looking to diversify their wealth and/or create another stream of income for themselves.With that being said, I do agree that the mentors and gurus online are selling snake oil when they make it sound like active real estate investing can be a passive source of income.

I'm betting you have not done the math.I suspect Texas may have cheaper natural gas than most of the rest of the country, due to the oil production there.

I agree with Robin, my first deal was a single family house in a good area with blue tarp over the roof and a noisy but working oil boiler.

Even with oil prices and the market ultimately cooling down at some point, the rental market in areas with close proximity to downtown will still be robust.

We both have steady jobs that we like and are content surviving from our earned intome until our assets are secured and we can concentrate more on them.I'm greatful for any and all advise and input that you all may have.I don't have much to offer at the moment besides friendship, dedication, an open ear, and possibly pass word to a few local oil and cattle investors should you have any inquiries about the Southeastern KS markets.Thank you for your time.

If a student, then they will have an F-1 visa or J-1 visa, you may have to decide how to handle the rent for summer vacations.Florida has some of the highest percentages of work visa holders in the country, on par with geologists and workers in the oil sector in Houston, researchers, academics, and hi-tech workers in California & Redmond, Washington (Microsoft).
