You agree with the L/S to a $2000 option fee.You turn around and find a T/B who will give you $100,000 for the house, $1000 a month in rent with a $200 rent credit and who agrees to give you a $5,000 option fee.So, when you initially do the deal, you collect $5,000 from the T/B and give $2,000 to the L/S.

I would also suggest learning how to create a rock solid lease agreement and consult with a good real estate attorney to help with that (as well as researching that on this site).

Even 6% could be considered good in a rock solid neighborhood and low interest rates.I would forget about the 1% or 2% or 3% rule for any analysis because it's ignoring expenses.

House is an estate sale and I am getting a pretty good buy on it as it is so not sure how much i want to rock the boat.I know it is fine if left undisturbed but it looks like the pipes have had leaks in the past and at somepoint If I need to repair or fix a leak in one of the pipes I will have to deal with the asbestos.what do you guys think on both fronts?

Rehab should finish up in another month.Gained tempoary custody of two grand kids a couple of weeks later.Buried my sister in June.Made a few trips between Houston and Little Rock checking on my parents.Gained permanant guardianship of the G kids a couple of weeks ago.Moved my parents in last week.accepted a contract on my current home today.
