You can say vet the turnkey company...well, read up on the 1000s of other forum posts that talk about how they were drawn to a public figure and family man.

So, if you already have substantial sized company...what is your current bank providing you?  

One thing I didn't do which I should have done before putting in offers in 2023 was to talk to very knowledgeable property management companies (referred to me by other investors), which I did after I closed on 2 homes, sight unseen.

They do partner with a company for bookkeeping, that I passed on after my interactions with them.  

And I am aware of that even if I do get a judgment, that I would hire a collections company that would likely take 40% of anything collected.

If I'm trying to determine how much to rent an LTR for I'll also use Zillow to see what others are asking for similar homes and how many people have reached out & applied.If I'm trying to determine how much to rent an STR for I'll use the enemy method, AirDNA, and estimates from property management companies.
