I own gas station leases, no land involved, so I've never really financed commercial property I've always had to pay cash for the leases and they dont count towards my balance sheet even though I think thats ridiculous but its bc I cannot sell them.

Here are the Numbers, Purchase  $555,000.00     Gross Income  $5000.00   Expense That was given $500.00 Management, $ 32.50 Exterminators,  Insurance $234.00, Trash $ 72.50, Lawn care $ 32.50, Taxes $344.00, Lift station $80.00 ( total Monthly $1295.5) No mortgage( cash Buyer) 100% occupied Cap Rate 8%( there is nothing being held for  Reserves or Repairs.

As such they're walkable to amenities, the big one being the train station, with direct service to NYC.I would think as a flip (by my definition, no building envelope expansion) the deal would be thin to negative (the interior of the one particular house I saw didn't look bad.)

Entry level homes that’s affordable relative to the Reno/Sparks/Carson City markets.I have looked at Fallon in the past but have not made any investments for three reasons…The population of Fallon is 8,500 and this is just too small of a market especially when you consider the distance to a larger population (Reno/Sparks).The second reason is that the town is really dependent upon the Naval Air Station
