Haven't found much resources on how to structure the deal whether to buy out partner's shares at existing basis (I believe this wouldn't be advantageous as I wouldn't get to mark the asset to market and lose out on depreciation) or open new LLC or S-Corp and buy out both partners (I would end up taking gain tax due to sale but would get new dep. basis).

As of now, my general plan is to find a local realtor online who is experienced with real estate investing (and has investment properties of their own) to help me find a good local deal (goal is 20-25% return on ARV), get a hard money loan, aiming to rehab/repair/extend the property with my father (both have construction experience) within 4-5 months, and as for the loan exit strategy either sell or rent (depending on the deal).

Every market is different, but in New Orleans there are two types of guests: 1) Guests looking for a dirt cheap place to stay and don't care where it is, but will complain about the tiniest little things, when in most cases the Airbnb is much nicer than their own home.2) Guests looking for a unique stay in a real neighborhood (how Airbnb started, until investors of faceless LLCs started to gobble up and change the fabric of these neighborhoods).
