NOPE just framing labor LOL.. when I said really .. we pay 5 bucks a foot in PDX for framing labor he said that's what we charge.. so he was looking for one off homeowner who simply did not know any better.. but on the Oregon coast we did have to pay 7 bucks..

I think the issue is the only going monthly feefor 400 bucks what the heck can you make money doing this HIGHY unlikely unless your well connected to big money players no private lender is going to trust someone with no experience and bought a 400 dollar coarse think about it realistically

For a couple thousand bucks you could make this place look pretty nice: clean the mold/mildew or whatever the black stuff is under the eaves and on the base of the front porch post, touch up the paint, get rid of the mismatched cabinets with missing drawers, the faux brick, the wood paneling, the beat up and dirty dark flooring and replace all that with updated but inexpensive builder-grade materials, put a real handrail on the front porch instead of the ugly 2x6...
