Deals are getting harder to find, but not impossible.

If you already own property now, to sell it at the high, wait, and buy again at the low is almost impossible.

Buying something on market that cash flows is almost impossible.

It is almost impossible to completely seal an older home, especially a row/townhouse with adjoining walls to other properties.  

Yep, your maintenance will be almost zero but it's almost impossible to buy a new construction property for below market value.

@Evan Koehler An owner-occupied property 2-4 unit home with an FHA 3.5% down payment is an amazing tool to get started especially at your age, it's easier without a big family, although not impossible! 

The problem is that notices can be deficient if the persons with an interest in the property are unknown or unreachable, making non-judicial foreclosure impossible.
