In California, the landlord needs to return your deposit minus expenses within 21 days.I would recommend any future relationships you have with a landlord be formal and any communication regarding repair requests, lease terms/agreements,  etc be in writing.

I've always thought about real estate investments as a future goal and I've recently started looking for my first home to purchase.

Typically for these type of deals, I'm looking to walk in to one with substantial equity and then sell it in the near future.

If we do not get to court is it better for her or is it the same in a future landlord‘s eyes?
