I recently contacted them about doing another simple 1 to 1 exchange and the fee is about $1,000.Now I see there are companies like this one that states a flat fee of $495 for 1 to 1 exchanges: http://e1031xchange.com/I know what the process is, and I know what to look out for.

It's the same work to do a $55K loan as a $500K loan so the fees will be higher due to the loan amount but will still be much lower than what a lender or broker gets paid on a higher loan amount. $100K and above loan amounts will get you more lender options.

You also have to factor if there is an HOA fee or any annual or semi-annual association dues, in some cases flood insurance.If they are off on the upfront numbers it changes the DTI and can make or break the deal.
