I'm currently analyzing (hopefully not analysis paralysis) on whether its beneficial to finish the basement in the rental property I'm purchasing.

She is a great lady and so far has been someone that has the ability to understand the situation from multiple perspectives and work towards finding mutually beneficial, fair solutions.  

Networking will be the most beneficial way to open opportunities. 

The funds would be considered a distribution and not necessarily a write-off.You would have an increase in basis of your personal residence which will be beneficial if you decide to sell the property or decide to convert it to a rental property.

An opportunity cost is the value of the opportunities you are losing by making that choice.
