I am looking at a 6 bed 2 bath properties and I already have some idea on where to look.

Make sure it is same bed, same bath, similar sq feet, etc.

I'm looking at buying 44 beds and multiples of other things.

Each unit (2) is about 1200sq ft, 2 bed 1 bath. 

Realistically, you'd be looking at a 3 bed 2 bath, 1000-1300 sq. ft. home in Glendale and Phoenix that probably rents for around $1200-1300.

Details: -1,340 sq ft -2 beds upstairs, 1 bed downstairs -1 bath w/shower upstairs, 1 bath w/ bath only downstairs -100 year old home -deck, fenced in yard -wonderful neighborhood -unfinished basement that looks very unfinished

Too expensive, bad area, 5 bed 1 bath??

Right now I am thinking 2-3 bed/1.5+bath, intending to be able to sleep 6+ with sofa/bed or similar, SFH or townhouse.  

After it’s all said and done and you paid $250k for 1000 sqft 2 bed unit.

We just did one on a tenant paying 1200 a Mo on a 1-bed.
