I am trying to analyze a duplex deal in LA, asking price is $860k, rent expected about $5,500, this was bought back in 2015-16 for $460k, doesn't look like a right time to buy with prices soaring all over in Southern CA, however, the duplex does end up with positive cash flow of at least $1,000 Rent income $5,500Mortgage+property tax+insurance: $4250Repairs :$250Cash flow: $1,000Would you buy in this market or wait for the dip to come?

Anybody buying properties in the southern states?

We currently live in a house together with my sister (my sister and I own the house, given to us by our father) in a good city in Southern California not too far from the beach, where a room can be rented roughly around $700-$1000 a month.

You don't really think about the fact that southern states don't have plow trucks, salt yards, city plowing routes, etc. until you get punched in the face by a once in a lifetime (?)

@Wesley HayesI’m currently in Idaho and most of my properties are up here but also I invest in Southern Utah.

I believe they do the round table closings in southern Ohio, but we don't do them up here in Northern Ohio.

It's insane here in Southern California.

@Kevin Ivey posted a nice modern looking one above which is certainly "in style".That said, recessed LED can lights are the most modern and most used here in Southern CA these days with a nice chandelier for the master, dining, living, stair case, etc.
