You will learn information about practicing real estate without a license, often termed "wholesaling," that is available on this very website for free.As part of that guru course, you may (will...) be taught to pretend you are a cash buyer, when you are not, and put "bandit signs" all over the place attesting to you having wealth that you do not have.

Is it normal practice to get rehab estimates prior to purchasing a fixer upper?

Lender rules/general practices are stopping the appraiser from going back in time or out of market to find and use data for analysis and report support.

I am not an attorney and I don't practice law, I hear this often but i don't understand how this doesn't work. 

As a newbie, I’m doing practice analyzing potential deals and think it’s helpful to hear different perspectives.

Where do you focus on your time on your consulting practice?

When I was a trustee sale buyer in the early 2010s, it was incredibly annoying to think you had just won an auction when the auctioneer stepped in with the bank's credit bid, which killed your buy.Like Ron, I don't engage in the practice.

In some places you can even have your groceries delivered to your door, and your trash taken to the trash bin for you.Then when you go into practice, get a medical loan to buy a nice house.

I would also like to know of any other tips or practices that I should make sure I do on the next home to make sure I cover myself.
