Then there are all the expenses you'll have to pay to get access to MLS, join any trade group required by your broker, carry E&O insurance, etc...If you only do a few deals per year the money you get back from being your own agent might not be worth the time you put into it.Typically, when I hear of a person wearing multiple hats I think they must not be good enough at any of them to really make a living, or to make what they want to make.

I think I got a decent handle on personal finances, at least as far as not bleeding money goes.I've begun talking about concepts like that with the wife, and she is coming around, though I don't feel like I have nearly a good enough handle in it yet to even explain it to myself.Her biggest fear is overextending, and I don't know yet how to reconcile that part.

From the sounds of it, this is a more troublesome tenant so nothing might not be good enough unless you help him replace lost income from shutting down his business for a little while.Last shot is trying to negotiate with the buyer and see if they might be open to some sort of concession for keeping the tenant for the next 2 years.
