Help interpreting MO law (move out inspection)?

Hello BPeeps,

Looking at S.535.300 of Missouri's landlord tenant law, it states that "The landlord shall give the tenant or his representative reasonable notice in writing at his last known address or in person of the date and time when the landlord will inspect the dwelling unit following the termination of the rental agreement to determine the amount of the security deposit to be withheld..."

What is the definition of "reasonable" notice?

What is the definition of notice in "writing"? Email good enough?

Finally, my inherited tenant's lease is through to Jan 31. However he has ordered the gas company to put the gas into my name on Jan 26. Since he's decided I'm paying for gas from that date, does that mean he's terminating his lease as of that date (could I reasonably assume that to be the case, or would I have to follow the lease agreement's writing)?

Not asking for legal advice, but will happily accept it!

Thanks in advance,

Michael King
