Each property should have their own LLC in the state where they are located.

@Diran Deukmajian I would let her, cameras are not permanant,  Just make sure you approve the install locations and she returns it to the state it was in when she rented it after she leaves.

Keep in mind the property prices are not cheap, especially in good locations.

Eventually I want to convert this into an MTR since it's in a great location for it (two lvl 1 trauma centers 10 min away), but I want to live here for a year or two first.

However, due to time constraints and our location in California while the project will be in Texas, hiring a general contractor without a track record in home building has proven to be difficult to manage remotely.
