LOL, not really something to laugh at.Soo much to pack into one reply;  you need survey, structural engineer, often an architect for the drawings or a tight relationship with a draftsmen who does these old house drawings FOR the county permitting process. 

Regarding permits to update a property in my opinion either the architect or contractor takes care of the permits.

We're 10 minutes or less from everything: the airport is fast and easy to get in and out of; close to downtown where most of the doctors, lawyers, architects and other professionals work (& guess who your neighbors are?)

@Mansi Kothari I'm an Architect in NYC and we always use William Vitacco.

I would like a high level market study done to evaluate and/or validate my residential component ideas before engaging an architect.

My wife and I are planning to start work on a 2 family we just purchased this year, architect drawings to be complete and all.

Located in a prominant part of Nashville.

Buy/Hold just doesn't seem to pencil in our backyards at this time, so we are leaning towards OOS investing where cash flow and COC seems to be more prominent.

Who did you use for land planning, survey, structural, architect and contractor?

Hi Ann ...building a house on pier and beam should not require any specialized builder.... its  a very simple process where work is really during design (civil/architect) and design work should not have  any additional cost as well ...
