Someone out there is going to have a product that will get him a conventional loan with less than the 2 years requirements mentioned above. 

I was considering a cash out refinance to tap the equity but landed on 100 LTV HELOC product which I am in the process of completing now.

You can have Walmart where price is the main thing or you can have Nordstroms where service and product are the main thing.

I have called many banks around my city and though, me getting approved hasn't been the issue, it's amazing what different products are out there.
