There are investors betting on downtown already and rehabbing multiple buildings with retail on the main level and luxury lofts above.  

In the evening you can attend Real estate clubs or seminars (without paying for any "courses"  You will meet and greet the Orlando Real Estare community and network.I appreciate your insight and I fully understand where your coming from but my industry doesn't allow me the luxury of getting off at a time that would allow me to attend those meetings or auctions so my only option at this point is to quit and sink or swim.The only shifts that are a possibility are dayside shifts that go from 10am to usually around 8pm or later or nighside from 2pm to around midnight or later.

Currently 2 bedroom properties in the area with heat and hot water included (not including luxury items like pools, gyms, etc) are renting between $1650-$1900 with similar sizes and layouts and with purchase prices between 220-240k and an average of 5-9 days to offer on market.  

Hardly anyone is goofy enough to buy 5 house on one lot or an old motor lodge.

My point is that when it comes to true rental data, especially with all the luxury complexes going up, there is very little MLS data on this as these places tend to handle their units outside of the MLS.  

I happen to own 2 condos on the ocean in a luxury condo building.

Think about it this way:  in general, a renter has less money to work with than a buyer, and is therefor less willing to pay a premium for an unnecessary luxury like an ocean view.

It should be a Luxury to have your own bedroom, so IMO, for a 5 bedroom house you should not be cringing until a family size exceeds 10.
